Pittsburgh Home Seller - Do You Understand Today’s Home Buyer?
December 21, 2007 9:51 am Pittsburgh Home BuyersUnderstanding Today’s Pittsburgh Home Buyer
Pittsburgh home sellers, it’s important you (and your Pittsburgh real estate agent) understand your prospect in light of today’s home selling environment. Today’s Pittsburgh home buyers are far different from those from a few years ago. With the proliferation of real estate-related websites, today’s Pittsburgh home buyers have a wealth of information at their disposal. Buyers have instant access to helpful Pittsburgh property search tools and information-rich resources with the click of a mouse. In fact, I believe we are at the point of “information overload”. But that’s a topic for another blog.
Web-Savvy and Knowledgeable Pittsburgh Home Buyers
Web-savvy and empowered with knowledge, Pittsburgh home buyers are far more value conscious than ever before. They tend to search for Pittsburgh homes for sale in a wide range of towns and cities. In case you didn’t know, approximately 75% of Pittsburgh home buyers begin their property search online. They also conduct significant fact-finding and research about real estate there. When they look at your Pittsburgh home online or in person, they bring with them an extensive knowledge about the local Pittsburgh real estate market. And that knowledge tells them quickly whether or not your Pittsburgh home is priced correctly.
Pittsburgh Home Sellers - Be Web-savvy Too!
Before you place one of your most expensive investments in the hands of a real estate agent, ask them these questions during your listing interview:
- “Because I know web exposure is everything when trying to appeal to more potential Pittsburgh buyers, what websites will you use to market my home?” Make sure they offer you a comprehensive list of websites.
- “Does your website offer multiple ways to attract “leads” on my home?”
- Because “niche’ marketing” is far more effective than”mass marketing“, does your website target a specific “demographic group” (examples-families, seniors, military…etc.) or “geographic area“?
- “Is the agent’s website really easy to use?” If it isn’t, buyers who “show up” on the site to view your property may find it difficult to use the site. This will cause all your prospects to become frustrated with it and leave. A user-friendly website for buyers (and sellers) is a must!
- Ask the agent if they have a Pittsburgh area real estate blog? As you can see, blogs offer tremendous value and another quality resource for buyers and sellers.
