Peters Township PA Real Estate Market Report: Q2 2026
Half the houses sold in under two weeks. The other half tell a different story.
The answer
Peters Township closed 90 sales between April 1 and June 30, 2026. The median home sold in 12 days in April, 9 days in May, and 13 days in June.
The average days on market for those same three months was 49, 39, and 25. That gap is not a rounding difference. Most houses in this township sell almost immediately. A smaller group sits for months, and it pulls the average up.
Median sale prices ran $575,050 in April, $478,500 in May, and $525,000 in June. Inventory rose through the quarter, from 57 homes at the end of April to 74 at the end of June.

What the numbers say
The distance between 12 days and 49 days is the most useful thing on this page. It says there are two markets inside one township.
A correctly priced house in the middle of the range goes almost immediately. Everything else waits, and some of it waits a long time. The average is the arithmetic of those two groups mashed together, and it describes almost nobody’s actual house.
If you are selling, the median says price is the whole game here. Get it right and you are under agreement inside two weeks. Get it wrong and you join the group that drags the average to 49 days.
If you are buying, 12 days means you decide before the weekend. Not next weekend.
Inventory tells the other half. There were 57 homes on the market at the end of April and 74 at the end of June, a 30 percent increase. More selection and a fast median at the same time is unusual. It means good houses are clearing while the rest accumulate.
Since the quarter closed
July and August are outside the second quarter, but they are the more recent picture and this report would be less useful without them.

Three things moved after June. The median time to sell more than doubled, from 13 days to 30. Median prices went up, from $525,000 to $663,500. And new listings collapsed, from 47 in June to 19 in August.
Fewer houses coming to market, higher prices on what does sell, and a longer clock. That is a thinner and more expensive market than the spring, not a faster one. Pending sales dropped from 66 in April to 33 in August, so fall closings are likely to run lighter than summer.
Peters Township and North Strabane are not the same market

North Strabane closed 57 sales in the same quarter. Its June median of $350,000 puts the Peters Township median 50 percent higher.
The shape is the real difference. North Strabane’s median and average days on market sit close together, 36 against 52 in April. Peters Township ran 12 against 49. One township sells most of its houses on a similar clock. The other has a fast half and a slow half.
That is why a Washington County average is the wrong number for either one, and why a township average is the wrong number for a specific house.

The 15367 area closed 36 sales in the quarter at a June median of $546,400, above the township median. Venetia is the more expensive end of Peters Township, not a discount alternative to it.
Read May carefully. Four houses closed that month, so the 108 day median is four houses and not a trend. Any month with a handful of sales will produce a number like that. This is exactly why a single monthly figure is a poor basis for pricing a specific house.
ZIP 15367 is a mailing area rather than a municipal boundary, so treat it as Venetia and the streets around it rather than as a formal subdivision of the township.
Taxes in 2026
Three bills, not one. Do not add the rates together into a single number.

The school board set the 16.60 rate on June 22, 2026, up 0.32 mills from 16.28. The district put that increase at about $32 more per $100,000 of assessed value. Eligible homestead properties receive a $230.64 credit for 2026-27.
School tax carries most of the bill. The township tax page also lists a 2 percent discount on the municipal bill if you pay by June 7. Other items people ask about: earned income tax 1 percent, realty transfer tax 2.5 percent at closing, local services tax $52 per year.
Assessed value is not sale price. Confirm your parcel with Washington County before you budget anything. And ignore any page that stacks three millage rates from different fiscal years and calls the total your tax rate. Those rates cover different periods.
