Luxury Homes in Peters Township and McMurray, 2026

What high end actually means south of Pittsburgh this year

The answer


If you want a luxury home in Peters Township or a high end listing near McMurray in 2026, do not start with a Pittsburgh headline and do not start with a county average. Start here. Peters Township closed 90 sales between April 1 and June 30, 2026, at monthly medians of $575,050 in April, $478,500 in May, and $525,000 in June.

By August the median had risen to $663,500 while new listings fell to 19, from 47 in June. Fewer houses reaching the market and a higher price on what does sell. That is the shape of the upper end of this township right now.

Those are township wide numbers. Fine Homes inventory sits above them. Custom lots, the newer streets off Bower Hill and Bebout, and houses that need a different buyer than a township median implies.

What luxury means in this market


Pittsburgh is still one of the few large metros where the top of the market often clears under $1 million. Axios Pittsburgh reported on July 14, 2026, citing Redfin, that the metro luxury median for the three months ending May 31, 2026 was $904,202. That definition covers the top 5 percent of sales across the whole metro. It is useful context. It is not a Peters Township comparable.

In this township, luxury means a Fine Homes listing inside Peters Township School District. More lot. More house. A buyer usually coming from Upper St. Clair, Mt. Lebanon, or out of town with a job at Southpointe or downtown. North Strabane, the next municipality over, closed June 2026 at a $350,000 median. Anyone pricing a high end McMurray house off a neighboring township or a county average is not working this market.

I hold the CENTURY 21 Fine Homes and Estates Specialist designation. That is a credential, not a price tag. It means the listing gets the marketing and the patience the top of this market needs. It does not mean every house above the township median is a Fine Home.

I am not going to invent a sold count above $1 million for the quarter. The report we publish does not break out that band. When a clean closed set above $900,000 is available for this township, it goes in this paragraph with its date. Until then the honest statement stands. Luxury here is above the township median, it is not the county, and it needs its own comparables.

The clock is different


The median home in Peters Township sold in 13 days in June 2026. The average that month was 25 days, and in April the average was 49 against a median of 12. That spread is the middle of the market working and a smaller group of houses waiting.

A custom house on acreage belongs to the second group by design. It needs a buyer who already understands Peters Township schools and who is not shopping on a two week clock. After June the whole township slowed. The median time to sell more than doubled, to 30 days in July.

Using a township median to push a Fine Homes seller into a price cut in week three leaves money on the table. Using it to tell a luxury buyer they have a weekend to decide puts them in a house they have not underwritten.

If you are selling at the top of this market, we price off recent closed Fine Homes on your street and in your catchment. Then we market to the buyer who actually pays that number. If you are buying, we build a comparable set above the township median before the first showing, not after.

McMurray, Venetia, and the lot


McMurray is the commercial center and the mailing address on most of these listings. Venetia carries ZIP 15367 and closed 36 sales between April 1 and June 30, 2026, at a June median of $546,400, above the township median. That ZIP figure is a geography label. The high end house in Venetia is still a street level problem. A wooded lot, new construction, or a resale that has to compete with both.

School catchment leads. Bower Hill, Pleasant Valley, and McMurray Elementary do not serve the same streets. A Fine Homes buyer relocating for the district should lock the catchment before locking a price.

How to buy a high end house here in 2026


  1. Define the band in dollars and in catchment. Do not define it with the word luxury.
  2. Pull closed sales above the township median. Ignore a county figure and a neighboring township figure.
  3. Arrive fully underwritten. A Fine Homes seller will not treat a thin prequalification letter as serious.
  4. Keep the inspection. A large purchase price is not a reason to waive it.
  5. Budget the realty transfer tax at 2.5 percent of the sale price. The 2026 millage stack and the homestead credit sit on our Q2 2026 market report. Confirm the parcel with Washington County. Assessed value is not sale price.

How to list one


Price off the closed set, not last spring’s ask. An inspection before listing on a Fine Homes property costs less than negotiating roof, HVAC, and sewer after the first offer. Photography and a buyer pool that already knows this township matter more than a generic luxury headline.

The CENTURY 21 Fine Homes and Estates channel exists for a reason. Use it. Do not list a custom house as if it were one of the 90 township sales and hope the median lifts it.
