Peters Township PA Real Estate 2026: Buyer Guide

McMurray, Venetia, schools, taxes, and what actually closed this year

The answer


If you are buying in Peters Township in 2026, start with the second quarter record. Between April 1 and June 30, 2026, Peters Township closed 90 sales. The median home sold in 12 days in April, 9 days in May, and 13 days in June. Median sale prices ran $575,050 in April, $478,500 in May, and $525,000 in June. Inventory rose from 57 homes at the end of April to 74 at the end of June.

The average days on market for those same months was 49, 39, and 25. That gap is the most useful thing you will read about this township. Most houses here sell almost immediately. A smaller group sits for months and pulls the average up.

This is not a county average market. North Strabane, one township over, closed at a $350,000 median in June 2026. Peters Township closed at $525,000. Buy here for the school district, for the tax difference with Allegheny County, and for a specific street. Not for a Pittsburgh headline.

Who this guide is for

A family relocating into Peters Township School District. A buyer already in McMurray or Venetia who does not want to guess from a county chart. A first time buyer who has been told everything sells in a weekend and needs to know whether that is still true.

It is not a ranking of agents. It is a dated local record, plus the questions I walk through with buyers before we write an offer.

Where Peters Township sits


Peters Township is in northern Washington County, south of Pittsburgh. McMurray is the mailing and commercial center. Venetia is the other village name you will see on listing sheets. The office I work from is on Washington Road in McMurray.

Downtown Pittsburgh is a Route 19 and I-79 drive, usually a half hour to 40 minutes depending on the clock. Southpointe sits a short drive south. Daily errands cluster around Donaldson’s Crossroads at Route 19 and Valley Brook Road.

The township is not one price band. McMurray, Venetia, and the newer streets off Bebout and Bower Hill do not trade as one product. The monthly median is the township wide number. It is the wrong number for a single street.

What the numbers mean if you are buying


A 12 day median means you decide before the weekend. Not next weekend. That is not a 2021 bidding war clock, and it is not a distressed clock. It is what a correctly priced house in the middle of the range does here.

Inventory of 74 at quarter end is real selection, up 30 percent from April. The houses that sit, and drag the average to 49 days, are usually the ones priced as if the last five years did not happen. Do not mistake a house that has sat for a house that is a deal.

Since the quarter closed, the clock lengthened. The median home took 30 days to sell in July and 25 in August, and new listings dropped from 47 in June to 19 in August. Fewer houses, longer decisions. The monthly detail is on our Q2 2026 market report.

Get fully underwritten, not just prequalified. In this township a clean approval still beats a vague letter when two offers land on the same day.

Know which elementary you are actually buying before you fall in love with the kitchen. Bower Hill, Pleasant Valley, and McMurray Elementary do not serve the same streets. I will tell you which listing is in which catchment before we schedule the second showing.

Keep the inspection. A seller favorable listing is not a reason to skip the house. It is a reason to have your inspector already on the calendar.

McMurray and Venetia

Venetia carries ZIP 15367. That ZIP closed 36 sales between April 1 and June 30, 2026, at a June median of $546,400, above the township median. Venetia is the more expensive end of Peters Township, not a discount alternative to it.

Read the monthly figures carefully. Four houses closed in ZIP 15367 in May, so that month’s numbers are four houses and not a trend. Use McMurray and Venetia as geography labels. Then price the street against recent closed sales. The full ZIP detail is on our Q2 2026 market report.

Schools: start with the catchment

Peters Township School District runs five schools from a campus on East McMurray Road. The high school, the middle school, and three elementaries: Bower Hill, Pleasant Valley, and McMurray. The district’s own site says it serves more than 4,000 students. That is their figure, not mine.

The school district is why a lot of buyers cross from Allegheny County. It is also why two houses a mile apart are not interchangeable. Catchment beats township. If schools are the reason you are here, we start with the catchment and then we look at houses.

Taxes in 2026


Three bills, not one. Peters Township is 1.95 mills for calendar 2026. Washington County is 2.43 mills. Peters Township School District is 16.60 mills for the 2026-27 year. School tax is the large one.

Assessed value is not sale price. Confirm your parcel with Washington County. Washington County millage is typically lower than the Allegheny County suburbs a lot of our buyers are leaving, but run the actual parcel. Do not budget off a page that adds three millage rates from different fiscal years and calls the total your rate.

How to buy here in 2026

  1. Pick the catchment first if schools are the reason you are moving. Then pick the street.
  2. Use Q2 2026 closed sales in Peters Township, by month. Not a Washington County average, not a township average for a specific house, and not a citywide portal number.
  3. Arrive underwritten. Have earnest money, an inspection window, and a close date you can actually hit.
  4. Walk the house with an inspector you already booked. Five to ten days is a normal window. A 12 day median means you book the inspector before you write the offer, not after.
  5. If you are coming from out of town, plan one trip around showings in McMurray and one around Venetia. Do not treat the township as a single afternoon.
