Selling a Home in Peters Township, 2026

Price the street. Not the county. Not last spring’s ask.

The answer


If you are selling in Peters Township in 2026, start from the second quarter record. Between April 1 and June 30, 2026, the township closed 90 sales. The median home sold in 12 days in April, 9 days in May, and 13 days in June. Median sale prices ran $575,050 in April, $478,500 in May, and $525,000 in June.

Now read the second number. The average days on market for those same months was 49, 39, and 25. Most houses here sell almost immediately. A smaller group sits for months and pulls that average up. Which group your listing joins is decided by the list price.

That is why 49 days is not a forecast for your house and 12 days is not a promise. They are two different outcomes in the same township, in the same quarter.

Is now a good time to sell?


For a house priced to the last 90 days of closed sales in this township, yes. Demand is here and a correctly priced house still goes under agreement inside two weeks.

The window is narrower than it was in the spring. After June the market thinned. The median time to sell more than doubled, from 13 days in June to 30 in July. New listings fell from 47 in June to 19 in August. Pending sales dropped from 66 in April to 33 in August.

Fewer houses coming to market, higher prices on what does sell, and a longer clock. A seller with a realistic number still has the advantage. A seller planning an aspirational ask with room to come down has less room than they had in April. In this township that plan usually produces a price cut and a longer day count, not a bidding war.

What this means for your street


McMurray is the commercial center and the mailing address on most listings here. Venetia carries ZIP 15367. That ZIP closed 36 sales between April 1 and June 30, 2026, at a June median of $546,400, above the township median. Venetia is the more expensive end of Peters Township, not a discount alternative to it.

Read the monthly figures with the sample size next to them. Four houses closed in ZIP 15367 in May. The 108 day median that month is four houses, not a trend.

North Strabane is next door and it is not the same market. It closed 57 sales in the quarter at a June median of $350,000, against $525,000 here. Its median and average days on market sit close together, 36 against 52 in April. Peters Township ran 12 against 49. Do not price a Peters Township house off a neighboring municipality, and do not price it off a Washington County average.

School catchment still moves the buyer pool. Bower Hill, Pleasant Valley, and McMurray Elementary do not serve the same streets. Two houses a mile apart are not the same listing. I will tell you which elementary your house feeds before we talk list price.

How to price it


  1. Pull closed sales in Peters Township from the last 90 days. Same catchment. Same property type. Start there.
  2. Use the median, not the average. The average carries the houses that sat.
  3. Ignore a Washington County number, a North Strabane number, and a Pittsburgh average. Ignore a blog figure you cannot source.
  4. List into the strongest comparable, not above it, if the goal is a clean offer pool. Aspirational pricing is how listings go stale here.
  5. If the house sits clearly above the township median, stop using this page as the pricing brief. Use the Fine Homes page and a high end closed set.

How to prepare it


A seller favorable quarter does not mean every listing sells clean. The ones that do usually did three things before the photographer arrived.

Make the easy repairs. Paint, caulk, GFCIs, smoke detector dates, and a real cleaning. Buyers in this township still inspect. They will find what you left.

Get professional photos. Use drone footage if the lot or the trees are part of the price. Phone photos on a listing here tell a prepared buyer you are not serious.

Order an inspection before listing if the house is older, or if you already know the roof, the HVAC, or the sewer will come up. Paying for that report yourself costs less than negotiating it after the first offer. I am not going to publish a dollar figure for that inspection. Your inspector will quote it.

Keep the inspection window in the offer you accept. Asking a buyer to waive inspection to win in a market where the median house goes in under two weeks is how deals blow up in week two.

What you will pay at the table


Sellers ask about this before they ask about photography.

Realty transfer tax is 2.5 percent of the sale price at closing. That splits 1 percent township, 1 percent state, and 0.5 percent school district, per the Peters Township tax page.

Your buyer’s carrying cost affects what they can pay you. Peters Township, Washington County, and Peters Township School District each bill separately in 2026, and the school bill is the large one.   1. Start with the catchment if the buyer pool is coming for the district.
  2. Price off Q2 2026 closed sales in Peters Township, by month, not off a county or a neighboring township.
  3. Finish prep and photos before the listing goes live, not after the first open house is quiet.
  4. Pick a close date you can actually hit. Underwritten buyers still beat a vague prequalification letter.
  5. Call someone who lives in these catchments and will put the closed set on the table before the sign goes in the yard.
